A 45-story tower with 528 apartments has been proposed for 1601 Mission St. in San Francisco, where it could replace the Tower Car Wash. Developer Manna Capital submitted the plan on Oct. 7.
The proposed 633,600-square-foot building would include 80 affordable apartments: 40 for very low-income households and 40 for moderate-income households. Plans also show ground-floor retail space, 190 parking spaces and amenities including a rooftop deck and outdoor pool.
The project is roughly twice the size of a proposal made for the site in 2014, using the state density bonus law. Construction costs are estimated at $312 million. In August, Manna Capital proposed another tower with 288 apartments at 38 8th St. in the Mid-Market neighborhood.
